Thinking About Selling Your Home Yourself?: Salem and Keizer Oregon home buying, real estate listings, and homes for sale in Marion County, OR
Welcome > For Sellers > Thinking About Selling Your Home Yourself? ...

There's More to Selling Your Home than a "For Sale" Sign In Your Front Yard: Beware.

Even if a simple sign in your yard did produce a buyer knocking on your door, how will you handle the following questions:

"How does your home compare to others like it in Salem and Keizer?"

"How did you determine the fair market value of this property?"

"What about financing? Can you help?"

"If I make an offer, who will draw up the paperwork?"

"Why aren't you using a Realtor? Is there something wrong with the property?"

"Since you aren't using a Realtor, we can take their fee right off the top, right?"

Selling your home is one of the most important financial transactions you will make in your life. Don't take risks. Selling your home is nothing like selling a car. Every home is different, and every homebuyer wants to offer you as little as possible. How do you determine the real market value?

Almost all homes are sold using a Realtor. As top real estate professionals, it is our job to help you negotiate with all those buyers who want something for nothing. Not to mention preparing your home for sale, marketing it locally in Salem and Keizer and even nationally, and guiding you through the complex paperwork and pitfalls of escrow and closing. Make sure you are really ready to handle all of that before pounding that sign into your front yard. Errors can be extremely costly.

Remember: Buyers want to offer you as close to nothing as possible! While that "For Sale By Owner" sign might sound like a good idea, it usually means a different thing to buyers: "Try to steal this one."

If you must sell your own home, at least let us give you a sense of its true market value. Tell us a bit about your home, and we'll do a quick Comparative Market Analysis and let you know what we feel it is worth. We'll also describe, as experienced, top Salem and Keizer Realtors, how we would market your property. This is free, with no strings attached. Simply fill out the form and we will quickly get back to you...

Real Estate Tips
Home Inspections >If It Is Broken Fix It

Most houses have a few "little" problems, like leaking faucets, a stove burner that won't light, or electrical outlets with too much "spark". These defects may not seem very important--unless your house is about to go on the market.

We rarely have difficulty getting sellers to agree to paint, replace worn carpets or plant a few flowers in the front yard. These kinds of repairs obviously increase the overall appeal of the property. However, if any of the major systems in your home need maintenance, it is also prudent to have the necessary repairs made. Have your furnace, central air-conditioning system, plumbing and wiring checked as part of your pre-marketing efforts. The best rule is--if it's broken, fix it!

The purchase agreement requires that a house be conveyed with all the systems in working order, and most buyers will bring in a home inspector to identify any potential problems. During the period of time between the "meeting of the minds" and the removal of the inspection contingencies, the buyers are the most vulnerable to an attack of buyer's remorse. This is also the time when anything that hasn't been repaired could become a major issue.

Q
What are considered the ideal conditions for a seller's market?

A
In a seller's market, prices are firm and good houses are sold before advertised or as soon as they show up in the MLS.
